Tenants

Tenants

As prospective tenants you will initially view the property accompanied by an experienced member of staff who will be on hand to answer your questions. If the property is suitable you will be asked to complete an Application Form and pay a Holding Deposit  equating to a maximum of one weeks rent. 

Once the funds are cleared we will mark the property as “Let” carry out credit checks and request references. On receipt of the necessary paperwork we will contact you to arrange a convenient time and date to come to the office and sign contracts. The rent and deposit (equivalent of one months rent) is payable by cleared funds at that time and all appropriate keys together with copies of the signed contract are handed over.

In the first six weeks of the tenancy we inspect the property to make sure you are settled in and help with any issues. Thereafter inspections will take place every three months.

All tenants are strongly advised to take out adequate Contents Insurance.

Permitted Charges to Tenants

  1. • Holding Deposit; a maximum of one weeks rent is payable to secure the property. 
  2. • Early Termination Fee (when requested by the tenant); equivalent to all costs incurred by the landlord and rent until a new tenant is found 
  3. • Default charge for replacement of lost key/security fob; equivalent to cost incurred
  4. • Default charge for late payment of rent; £25, when rent is more than 14 days late and £20 each 14 day period thereafter
  5. • Default charge for missed appointments; equivalent to all costs incurred
  6. • Default charge for damage to the property; equivalent to cost incurred
  7. • Default charge for out of hours call out appointments; equivalent to cost incurred

Tenant Requirements

In order to undertake reference checks and comply with current legislation, we require each applicant to provide proof of their identity, nationality and residency. Please provide one document from each category

Identity

  1. • Current Passport
  2. • Birth Certificate
  3. • National Identity Photo Card
  4. • Current Full or Provisional photo card Driving License

Nationality

  1. • Current Passport
  2. • National Identity Photo Card
  3. • Current Full or Provisional photo card Driving License
  4. • Current registration certificate or permanent residence card issued by the Home Office

Residency

  1. • Current payslip
  2. • Current tenant agreement
  3. • A bank or credit card statement within the last 3 months
  4. • Current Full or Provisional photo card Driving License
  5. • A recent utility bill (water/gas/electricity/landline telephone) within the last 3 months

Unfortunately, we cannot accept a mobile phone bill as evidence of residency

International Applicants

  1. • Current and valid visa
  2. • Biometric Residence Permit (BRP)

In order to ensure that the tenant is capable of meeting rental payments, we require the following as evidence of income:

Student Status

  1. • Confirmation of scholarship if applicable
  2. • Confirmation of course placement with dates of study
  3. • University Reference

Self-Employment

  1. • Most recent 3 months bank statements illustrating your salary
  2. • Reference from a solicitor or accountant

Employment

  1. • Most recent 3 months bank statements or payslips illustrating your salary
  2. • Reference from your employer

It is preferred that the tenant is in permanent employment for at least 6 months before the start of the tenancy. If this is not possible a guarantor may be requested.

Guarantors

  1. • A guarantor may be requested if you fall below the credit rating required and/or if your income falls below what is required for the property.
  2. • The guarantor would be required to complete the same application process (form, financial and identity checks)
  3. • A guarantor must;
    1. • Hold a UK bank account
    2. • Reside within the UK (for at least 3 years)
    3. • Confirm their relationship with tenant
    4. • Sign a guarantor agreement attached to the tenancy agreement


In order to reassure landlords that their property is likely to be well looked after by the prospective tenant, we require evidence that you have a clean track record as a tenant

Rented a property before

  1. • Reference from previous landlord is required

No history of renting

  1. • A guarantor agreement may be required
